Our primary business has been investing is real estate for over 30 years. We are value based investors who look beyond the lease and numbers. Our vision is towards the future and locations of our assets. We are committed to owning the finest properties with the goal of long term ownership.

 

Networks USA is a buyer in the $500,000 to $10M range. We have lowered our minimum property requirement but are seeking higher cap rates on lower priced properties.

We will also purchase property subject to existing debt including zero cash flow deals priced aggressively.

All leases should require minimal Landlord responsibility. Lease terms of 10 to 20 years terms are
preferred. Shorter term leases may be considered if the locations are outstanding.

Locations: Networks USA will continue to look at properties nationwide.

Networks USA specializes in free-standing Medical Buildings, Drug stores, single tenant office buildings. With over 300 properties purchased and developed we are always willing to think inside and outside of the box to get deals done.


 

 

Netleases:

We prefer properties that have a netlease in place but will also consider properties with NN leases as well. Our tenants want to maintain their images and we feel they are best suited to keep their properties in prime condition. That said, we work closely with Reit Property Management who is capable of fully operating a property using local resources when needed as well as their propriety remote property management skills.

 

What's new:

Until recently we would not even consider "micro" deals. Today we are willing to consider these small deals but they need to be priced accordingly. It is as much work to run a $500,000 property as a $10,000,000 property. While we will look at these small deals and will close on the all cash we do need a higher return for the work needed.

We currently hold real estate investments located in 17 states, primarily east of the Mississippi but with properties as far west as New Mexico.

We are looking to buy:

Our business model is to seek credit. We will continue to focus on retail properties but own office buildings and even call centers. If a tenant has good and bankable credit we will purchase properly leased to them or will "build to suit". We have built and developed over 70 properties for our own account and are no strangers to construction.

Brokers are encouraged to submit properties and will be protected.

 

We are currently divesting of several short term leased drugstore and dollar stores that do not meet our current criteria.

 

We have entered a new program of remodeling properties and recasting existing leases with our current tenants.

 

We have been active in 2014 and closed, leased or renegotiated  over a dozen deals and expect to exceed that amount in 2015.

Networks USA has finalized a multi-million dollar purchase of an entire portfolio of single tenant net leased properties.

Networks is seeking to continue to refinance our short term lease portfolio.
